Platform Role & Disclaimer

• HomlinQ is a digital platform that connects landlords, agents, community listers, and prospective tenants
• HomlinQ does not own, manage, lease, or inspect properties listed
• HomlinQ only facilitates connections between users
• Rental agreements, payments, and inspections occur outside the platform
• HomlinQ does not guarantee availability, condition, or legitimacy of listings

Payments & Agency Fees

• HomlinQ operates a fixed agency fee of 10% of the annual rent
• Users must not pay more than 10% as agency fee
• Rent and other payments must be made directly to the landlord or caretaker
• Excessive fee demands violate platform rules
  Agents who breach this rule may be suspended or banned

Inspection & Verification Requirement
Users are strongly advised to:

• Inspect any apartment physically before making payment
• Confirm that the apartment is still available
• Verify the legitimate landlord or caretaker
• Make payment only after confirmation
• HomlinQ is not responsible for losses arising from failure to inspect or verify.

Listing Accuracy & Availability
All listers are required to:

• Confirm vacancy before listing
• Regularly update property status
• Provide accurate and sufficient information
• Stay in contact with the landlord or caretaker
• Misleading or outdated listings may be removed without notice.

Community Listers

• Community listers are not employees or representatives of HomlinQ
• Commissions are earned only after successful rental outcomes
• False or misleading listings may result in suspension
• HomlinQ may withhold earnings where fraud is suspected

User Responsibility & Safety Disclaimer
Users acknowledge that:

• HomlinQ does not control offline transactions
• HomlinQ is not liable for disputes or damages
• Users are responsible for their decisions and agreements
• Caution and diligence are strongly encouraged

Reviews & Feedback
After a successful rental, users are encouraged to:

• Leave honest feedback
• Report misconduct or overcharging
• Help improve transparency

Prohibited Conduct
The following actions are prohibited:

• Charging agency fees above 10%
• Posting fake or misleading listings
• Listing without consent
• Collecting payment for unavailable properties
• Impersonation or misrepresentation
• Violations may result in suspension or permanent removal.

Account Suspension & Termination

• HomlinQ reserves the right to suspend or terminate accounts
• Action may be taken with or without notice
• Fraud, misconduct, or repeated complaints may trigger review

Limitation of Liability

• HomlinQ is not liable for losses or disputes arising from platform use
• Rental transactions are conducted between users independently
